What services do you provide? Answer:
Our services include: 1. Initial Evaluation: Once a contract has been signed we perform a detailed evaluation of your property to determine any necessary repairs, identify key features used to market the property, and discuss financial expectations. 2. Marketing the Property: We use multiple advertising methods to market your home. Yard signage, Craig's List, as well as various paid internet advertising sites. All at no cost to you. 3. Maintenance: We are equipped to handle all routine and emergency maintenance with our team of highly experience technicians. 4. Inspections: We perform a walk-thru inspection every three months. (Will perform more frequent if requested by owner) 5. Accounting Statements: Monthly accounting statements will be provided detailing revenues and expenses incurred during the month. Statements are distributed via email, US Mail, or fax. 6. Evictions: We handle the eviction process from start to finish. This includes all court filings, appearances, communications with tenant and debt collection. 7. Leasing: We handle all telephone and email inquiries regarding your property, schedule and conduct all showings, and screening of potential tenants. Q2.
What are your fees? Answer:
1.) A leasing fee of 50% one first month's rent (Minimum $400). This fee comes out of the tenant's first month rent. These fees are used to pay our staff. The entire staff is instrumental in getting your property rented as soon as possible. 2.) A monthly management fee of 10% of the monthly rent (minimum $75.00) As a property owner we want to make sure we meet or exceed you financial expectations. This fee covers the routine management of your property. Q3.
What other services can you provide? Answer:
As a full-service company we can provide other services as needed (i.e. lawn care, snow removal, manage the payment of mortgage, insurance & property taxes, and year-end tax expense preparation.) Q4.

Yes, we have licensed real estate agents on staff ready to assist you in purchasing and selling properties. Q5.
